Description of the Fields Displayed on the Parcel Report

Parcel Information:

PARCEL ID: Every parcel is uniquely identified by a 12 digit parcel id. When a structure on a parcel has a different owner than the owner of the parcel, the parcel id for the structure has a four character extension, giving a 16 charater parcel id. The first six digits of the parcel id identify the tile number(pdf) on which the parcel is located.

PARCEL ADDRESS, CITY, ZIP The 911 parcel address. Many vacant parcels have not been assigned a building number.

LRK(REID): Real Estate ID, used by Mortage Companies to identify property. Each parcel has a unique number.

DEED BOOK, DEED PAGE: Identifies a recorded deed for the property. The Registeer of Deeds Office is the authoritative source for all Deed information.

SUBDIVISION: Subdivision name on the recorded plat.

SUBDIVISION LOTS/BLOCK : Lot and block numbers on the recorded plat. Newer plats do not have block numbers.

LAST SALE: For Open Market Sales the the last sale amount and date. The Assessment Report may contain additional sales information.

PLAT BOOK, PLAT PAGE: Plat Book and Page recorded at the Register of Deeds office for the subdivision/parcel.

CACULATED ACREAGE: Amount of acreage that is assessed for taxes. Does not include the right of way.

TAXMAP: Tax map identification number, i.e. 1B01001, map 1, township B, block 01, lot 001.

STATE ROAD: Number assigned to the road by NCDOT.

Owner Information:

NAME, NAME2: The first two property owners listed in the counties Tax system.

ADDRESS, ADDRESS2, CITY, STATE, ZIP: The owners mailing address. Tax bills are mailed to this address.

Tax/Value Information

MUNICIPAL TAX DIST: The municipality where the parcel is annexed/incorporated. Property is taxed in part according to its Tax District.

FIRE DISTRICT: The Fire District in which the property is located. Property is taxed in part according to its Fire District. Fire District map(pdf).

TAX ACCOUNT NUMBER: Tax account number.

MARKET BUILDING(S) VALUE: Assessed value of all the buildings.

MARKET LAND VALUE: Assessed value of the land.

TOTAL MARKET VALUE: Total assessed value, buildings + land.

USE TOTAL VALUE: For properties in the farm use program a total of the farm use value and the building(s) value.

School Information:

SCHOOL DISTRICT: County, Hickory, or Newton-Conover.

ELEM SCHOOL, MIDDLE SCHOOL, HIGH SCHOOL: Local schools.

Zoning Information:

ZONING DISTRICT: The jurisdiction that is responsible for zoning.

ZONING1, ZONING2, ZONING3: Zoning codes. Contact the jursidications Zoning District for details. The same code will have different requirements in diffrent districts.

ZONING OVERLAY: Zoning Overlays are zoning districts that have additional development standards which are above and beyond the base zoning requirements. More information can be found on the Unified Development Ordinance page.

SMALL AREA: A small area district is one of seven areas within the County where community-based planning was conducted to identify where and how future development should occur. More information can be found on the Small Area Plans page.

SPLIT ZONING DIST 1/2: Indicates if the parcel is split by a Zoning District line.

Miscellaneous:

BUILDING CODE: Describes the type of building on the property. 01 - House and lot, 02 - 2 or more houses and lots, 03 - Building only (no land), 04 - Apartment, 05 - Commercial/Industrial, 06 - Vacant, 07 - Misc. buildings, 08 - Modular Home and land, 09 - Modular Home only, 10 - Condominium, 13 - Church, 14 - Trailer Park, 16 - Elderly exemption for a SW mobile home.

WATERSHED: Lists the type of watershed, if a parcel is located in a watershed district.

WATERSHED SPLIT: Indicates if the parcel is split by a Watershed District line.

FIRM PANEL #, DATE: FEMA Flood Zone information. The county adopted new FEMA Flood Zone maps in September 2007. An area in a Flood Zone will be labeled on a map as AE or AEFW. The AE zone is the area of special flood hazard subject to a 1% chance of flooding in any year (commonly referred to as the 100 year flood) where a flood elevation has been determined. AEFW is the floodway portion of the 100 year floodplain where development is limited due to the volume and velocity of floodwaters.
